What the crown is for

Brick and mortar soak up water. The crown is there to keep rain off the top of the masonry and steer it away from the chimney. A good crown slopes away from the flue, sticks out past the brick on every side and has a groove underneath, a drip edge, so water falls clear instead of running back down the face.

Many chimneys were finished with a thin, flat layer of mortar instead. That mortar wash cracks early and holds water on top of the brick.

Sealing a crown with small cracks

When the crown is sound but has hairline cracks, we clean it and apply a flexible crown coating made for the job. The coating bridges small cracks and keeps water out of them. It is quick, it saves the crown, and it is the right call when the concrete is still solid underneath.

Coatings are not a fix for a crown that is broken into pieces or lifting off the brick. Covering that kind of damage only buys a season.

Recasting a crown that has failed

A crown with wide cracks, missing pieces or no slope gets removed down to the brick. We build a form, set a bond break around the flue tile so the tile and crown can expand at their own rates, and cast a new crown with slope, overhang and a drip edge. The Florida Building Code and NFPA 211 both expect a chimney top that sheds water away from the flue.

Once the concrete cures, a cap can go on top to keep rain out of the flue itself.

Crown work and the rest of the chimney

A crown that has leaked for a while often leaves damage below it: loose brick in the top courses, a cracked flue tile or a rusted damper. We check those parts while the crown is off and price anything else separately, so you know the full picture before you decide.

If you are unsure whether the crown or the cap is the problem, the free inspection checks both and the estimate lists them separately.

How We Handle Chimney Crown Repair

  1. Inspect the top

We look at the crown, the flue tile and the top courses of brick.

  2. Choose seal or recast

You hear which repair fits the crown and see the price in writing.

  3. Do the crown work

We coat the cracks, or form and cast a new sloped crown with a drip edge.

  4. Protect and finish

A bond break goes around the flue, and a cap goes on if one is needed.

Questions Homeowners Ask Us

Is a chimney crown necessary?

A masonry chimney needs a crown to keep rain off the top of the brick and away from the flue. Without one, water soaks into the top courses, washes out mortar and finds its way down into the smoke chamber and firebox. A crown is a basic part of a masonry chimney, not an add-on.

How long should a chimney crown last?

A well-built concrete crown with proper slope, overhang and a drip edge can last for decades. A thin mortar wash often cracks within a few years; sun, heat and heavy rain all shorten the life of any crown, so catching small cracks and sealing them early keeps the crown in service longer.

When should a chimney crown be replaced?

Replace a chimney crown when cracks are wide, pieces are missing, the crown has separated from the brick, or water keeps getting past a coating. A flat mortar wash with no overhang is also worth replacing. Hairline cracks in a solid crown can usually be sealed instead of recast.

What should a chimney crown be made of?

A chimney crown should be cast from concrete with a slope that sheds water, an overhang past the brick and a drip edge underneath. Mortar alone is too weak for a crown and cracks early; a bond break around the flue tile lets the tile and the concrete expand separately without cracking each other.

How thick should a chimney crown be?

Crown thickness follows the design and the size of the chimney. The edge should be thick enough to resist a crack, and the top should slope so water runs off. A thin skim of mortar fails early, and NFPA 211 and the masonry rules of the Florida Building Code describe the chimney top details.

How does a chimney crown protect the brick?

A chimney crown protects the brick by covering the top of the masonry and throwing rain clear of the face. The slope moves water away from the flue, the overhang carries it past the edge, and the drip edge stops it running back underneath; with those three in place, the brick below stays much drier.
