The repair is priced in writing before any brick or part comes out.

Masonry and factory-built fireplaces

A masonry fireplace is built on site from firebrick, brick and mortar. A factory-built fireplace is a metal box lined with refractory panels, made to a listing and connected to its own listed chimney. The two fail in different ways and use different parts, so the first thing we do is identify which one you have.

Factory-built units must be repaired with the manufacturer's listed parts. Our prefab fireplace page covers those repairs in more detail.

When smoke comes into the room

Smoke spilling out of the opening has a short list of causes: a closed or partly closed damper, a flue that is dirty or blocked, a cap clogged with leaves, an opening too large for the flue, or a house that is pulling air in through the fireplace because exhaust fans are running. We test for each one rather than guessing.

Some fixes are simple, like a clear cap or a sweep. Others, such as a smoke guard across the top of the opening, change how the fireplace draws.

The parts we repair most

Most fireplace repairs fall into a few groups, each with its own page on this site.

  • Firebox repair: cracked firebrick and eroded joints
  • Damper repair or replacement
  • Hearth repair in front of the opening
  • Smoke chamber repair above the damper
  • Prefab panel and part replacement

Making it safe to use again

Before we hand the fireplace back, we check that the damper opens and seals, the firebox is intact and the hearth protects the floor in front of the opening as the Florida Building Code expects. If the flue has heavy deposits, we tell you and recommend a sweep before the next fire.

You get the repair, the reason it was needed and any follow-up written down.

How We Handle Fireplace Repair and Service

  1. Identify the fireplace

We confirm whether it is masonry or factory-built and what parts it uses.

  2. Find the fault

The firebox, damper, smoke chamber and hearth are checked for the cause.

  3. Repair the part

The failed part is repaired or replaced with matching or listed parts.

  4. Test the draft

We check that smoke goes up and out before calling the job done.

Questions Homeowners Ask Us

Why is my fireplace not working?

A draft problem is usually the cause. A closed or stuck damper, a blocked flue or cap, damp wood, or a house pulling air in through the chimney can all stop a fire burning well. Cracked firebox brick or a broken damper can also make it unsafe, and an inspection finds which applies.

Why does smoke come into the house from the fireplace?

Smoke comes into the house when the chimney is not drawing well. The usual causes are a damper not fully open, soot or a nest blocking the flue, a clogged cap, a cold flue at startup, or exhaust fans pulling air down the chimney; an opening that is large for the flue can also spill smoke.

Why does my fireplace smell musty?

A musty fireplace smell usually comes from moisture in the chimney mixing with soot and deposits, especially on humid days or after rain. A missing cap, a cracked crown above or a damper that does not seal lets damp air in. A sweep removes the deposits, and fixing the water entry stops the smell returning.

Who does fireplace repair?

Fireplace repair is done by a chimney and fireplace company, since the firebox, damper, smoke chamber and hearth are all part of the same system. Our family crew repairs masonry and factory-built fireplaces in Panama City; gas appliance repairs are handled by our technicians on the gas fireplace pages.

How much does fireplace repair cost?

Fireplace repair ranges from a damper adjustment or a single firebrick to rebuilding a firebox or smoke chamber. The type of fireplace, the part involved and how much has deteriorated set the size of the job. A free inspection gives you a written price for the specific repair before any work starts.

Can a fireplace leak carbon monoxide?

Yes. A wood or gas fireplace can let carbon monoxide into the house when the flue is blocked or the draft is poor. A crack in the firebox or flue can leak combustion gases too; fit a carbon monoxide alarm near the fireplace and on each sleeping floor, and leave and call 911 if it sounds.
