At a glance

Leak repair on a chimney starts by finding where rain actually gets in: the cap, crown, flashing, brick or chase cover. Our family crew in Panama City traces the water path from the roof down. Then that entry point is repaired, not just the stain.

Why Panama City Homeowners Call Us

  • Family owned and operated

Leaks are traced by our family crew, who stay with it until the source is closed.

  • A water test with a hose when the job calls for it

When the cause is unclear, we run a water test instead of guessing.

  • Upfront, honest pricing

The repair and any interior damage are priced in writing before work starts.

Why the stain is a poor guide

Water that gets into a chimney follows the brick, the flue tile and the framing around it before it shows. A drip at the front of the fireplace can start at the back of the crown. A wet spot on a bedroom ceiling can begin at flashing on the uphill side of the stack. Patching where the stain appears leaves the source untouched.

So our leak visits start on the roof and work down, looking at every place water could get in, and only then at the inside damage.

The usual entry points

Five parts account for almost every chimney leak we trace. Each has its own repair, and some chimneys have more than one at fault.

  • A missing or rusted cap that lets rain fall down the flue
  • A cracked crown that lets water into the top of the brick
  • Lifted or caulk-only flashing at the roof joint
  • Open mortar joints and porous brick that soak up wind-driven rain
  • A rusted or flat chase cover on a factory-built chimney

Testing when the cause is not obvious

Sometimes nothing on the roof looks wrong and the leak only appears in hard, wind-driven rain. In those cases a controlled water test helps: we wet one part of the chimney at a time and watch for the drip inside. It takes patience but it beats guessing.

We only run a water test when the job calls for one. Most leaks are clear enough from the inspection alone.

After the source is fixed

Once the entry point is closed, the masonry needs time to dry before inside repairs make sense. We tell you what the water has already damaged, such as a rusted damper or stained firebox, and price those separately. Painting over a stain before the chimney dries out only hides whether the fix worked.

If the brick itself soaks up too much rain, a breathable water repellent can be the last step, explained on our waterproofing page.

How We Handle Chimney Leak Repair

  1. Start on the roof

We check the cap, crown, flashing and brick for the place water gets in.

  2. Confirm the path

If the cause is unclear, a water test on one section at a time finds it.

  3. Repair the source

The failed part is repaired or replaced, priced in writing first.

  4. Check the inside

We note any interior damage and when it is safe to repaint.

Questions Homeowners Ask Us

Who fixes chimney leaks?

A chimney company is usually the right call. Most leaks start in the cap, the crown, the masonry or the flashing that ties the stack to the roof. A roofer can fix the shingles around the chimney but rarely the brick or crown, so our crew checks every possible entry point first.

Is a chimney leak serious?

A chimney leak is worth fixing soon even when the drip looks small. Water in the masonry washes out mortar, rusts the damper and can rot the framing and drywall beside the chimney; the longer the leak runs, the more parts it reaches, so a quick repair at the entry point stays far smaller than the repairs needed after several wet seasons.

Why is my chimney leaking black liquid?

Black or brown liquid in the fireplace is usually rainwater that has run through soot and creosote inside the flue. The color comes from the deposits, not the water source. The fix is two parts: stop the water at the cap, crown or flashing, then sweep the flue so the deposits stop staining the firebox.

Can a chimney leak cause mold?

A chimney leak can lead to mold when water keeps the drywall, insulation or framing around the chimney damp. Humid air makes that more likely. Stopping the leak at its source is the first step, then the wet materials need to dry or be replaced. Persistent mold on walls or ceilings calls for a mold specialist.

Is it normal for a chimney to leak?

No, a chimney in good repair should not leak. Brick soaks up some moisture and dries out, but water reaching the firebox, the attic or a ceiling means a cap, crown, flashing or masonry problem. Older chimneys leak more often simply because those parts wear, which is why yearly inspection catches leaks early.

Why is there water in my fireplace?

Water in the fireplace usually comes down the flue past a missing or damaged cap, or soaks through a cracked crown into the smoke chamber. Rust on the damper and a damp firebox floor after rain are typical signs; a cap replacement fixes many cases, but a cracked crown or open joints need their own repair.
