At a glance

A chimney rebuild in Panama City takes a leaning or crumbling stack down to sound brick and lays it back up. The new section gets matched brick, a cast crown, a cap and new flashing; our Panama City crew marks where sound masonry starts and checks the permit question first.

When repair turns into rebuild

Most masonry problems can be repaired in place. A rebuild becomes the right answer when the bricks are no longer tied together: the stack moves when pushed, courses have shifted, cracks run through the masonry rather than along a joint, or so many bricks are spalled that replacing them one by one would touch most of the chimney.

A leaning chimney is a safety issue as well as a leak issue. Keep people away from the area below it and call before climbing up.

Partial and full rebuilds

Most rebuilds stop at the roofline or a few courses below it, where the masonry is protected from weather and still sound. A full rebuild to the foundation is rare and usually follows structural movement or major damage. We show you where sound brick starts before agreeing on the scope.

The estimate prices the partial rebuild and any repair option side by side, so the choice stays yours.

Building it back right

The new section is laid with brick matched as closely as possible to the original and mortar suited to it. The top gets a cast crown with slope and overhang, a bond break around the flue and a cap. New flashing ties the rebuilt stack into the roof.

The chimney height has to meet the Florida Building Code rules for clearance above the roof and nearby structures, and we build to that height.

Permits and the flue

Rebuilding a chimney stack is structural work, and Florida Statutes 553.79 expects a building permit for that kind of work. We check the requirement with the local building department and include it in the plan.

While the stack is open, the flue tile at the rebuilt section is replaced or the chimney is relined, depending on the condition of the rest of the flue.

Questions Homeowners Ask Us

How long does it take to rebuild a chimney?

A partial rebuild above the roofline often takes a few working days. New masonry also needs curing time before the crown and cap are finished. Weather, permit timing and how far down the damage goes all change the schedule, and the written estimate states the expected days.

How much does it cost to rebuild the top of a chimney?

The number of courses that come down sets most of the price. Stack size, roof pitch and covering, and what the flue needs at that height add to it; a few courses with a new crown is a much smaller job than a stack taken down to the roofline.

What does rebuilding a chimney stack involve?

A stack rebuild starts by removing damaged brick down to sound masonry. Then the stack is relaid with matched brick and mortar and finished with a new crown, cap and flashing. The flue tile or liner at that section is handled at the same time, with the roof protected throughout.

Does a leaning chimney need to be rebuilt?

Usually the leaning section has to come down and be rebuilt. A lean means the bricks no longer hold together or the support below has moved; a crew should find the cause before anything is decided, and people should stay clear of the area below in the meantime.

Why are bricks falling off my chimney?

Bricks fall off a chimney when the mortar holding them has washed out or the brick faces have broken up from water damage. Wind and heat movement finish the job. Loose brick near the top often means the crown or cap has let water in for a long time, and that section may need rebuilding.

Why is my chimney leaning away from the house?

A settling footing is one cause. Failed ties to the house framing, or masonry above the roof that has deteriorated and shifted, are others; the cause decides the repair, so our crew checks the stack, the roof joint and the base before recommending a rebuild of the affected section.
