At a glance

Waterproofing a brick chimney means applying a breathable water repellent to clean, sound masonry. Rain beads off while moisture inside can still escape; our Panama City crew repairs joints, the crown and flashing first, because no repellent stops an active leak.

Why brick needs protection

Brick and mortar absorb water through millions of tiny pores. In a climate with heavy rain and high humidity, a chimney can stay damp for days after a storm. That moisture carries salts to the surface, rusts metal parts inside and slowly breaks down the brick face.

A water repellent reduces how much rain the masonry takes in, so the chimney dries faster and lasts longer.

Breathable, not sealed

The right product for a chimney is a penetrating, vapor-permeable repellent, usually a silane or siloxane type. It soaks into the brick and lines the pores without forming a film, so water vapor from inside the chimney can still escape.

Paint, clear coatings and film-forming sealers do the opposite. They trap moisture behind a skin, and the brick face pops off as that moisture tries to get out. We do not use them on chimneys.

Repairs come first

Waterproofing does not fix leaks. If the crown is cracked, the cap is missing, the flashing has failed or the joints are open, water gets in no matter what is on the brick face. We check those parts first and repair them before any repellent goes on.

Masonry also needs to be clean and dry for the product to soak in, so we may schedule the treatment a few dry days after repairs.

What to expect afterwards

Treated brick looks much the same as before; rain beads and runs off rather than darkening the face. A breathable repellent wears down over time with sun and weather, and we can tell you when it is worth reapplying.

If white deposits keep appearing after treatment, water is still getting in somewhere, and we come back to find it.

How We Handle Chimney Waterproofing

  1. Check for leaks

We inspect the crown, cap, flashing and joints before treating anything.

  2. Repair and clean

Open joints and cracks are repaired and the brick is cleaned.

  3. Let it dry

The masonry needs dry days so the repellent can soak in.

  4. Apply the repellent

A breathable repellent goes on, with the roof and windows protected.

Questions Homeowners Ask Us

Is chimney waterproofing necessary?

Chimney waterproofing is worth it for brick chimneys exposed to heavy rain and humid air, because it reduces how much water the masonry absorbs. Treatment comes after repairs, not instead of them. A chimney with a cracked crown or open joints needs those fixed first, or the repellent cannot stop the water.

How long does chimney waterproofing last?

A quality breathable water repellent typically protects brick for several years before it needs reapplying. Strong sun, heavy rain and the condition of the masonry all affect how long it lasts; beading water on the brick after rain is a simple sign the treatment is still working.

What is chimney waterproofing?

Chimney waterproofing is a penetrating water repellent applied to sound brick and mortar to keep rain from soaking in. The right product is vapor-permeable, so moisture inside the masonry can still escape. It is applied after repairs to the crown, cap, flashing and joints, and it is not a paint or glossy sealer.

How much does chimney waterproofing cost?

Chimney size is the first factor. How much repair the masonry needs before treatment, and how easy the roof is to work on, come next; a short brick chimney on a low roof is a smaller job than a tall stack on a steep tile roof, and the inspection puts a written number on yours.

What is the white stuff on my chimney?

White powder on a chimney is usually efflorescence: salts carried out of the brick and mortar by water and left behind when it dries. Efflorescence is a sign that water is moving through the masonry. Find and fix the water source, then clean off the deposits and consider a breathable repellent.

Is efflorescence harmful?

Efflorescence itself is just salt on the surface and can be brushed or washed off. The water that causes it is the real problem, because it can lead to spalling, mortar loss and rusted metal inside the chimney; heavy or recurring white deposits mean a cap, crown, flashing or joint repair is due.
