Choosing the type

Most installs fall into four groups. Factory-built wood fireplaces come with their own listed chimney and suit framed walls. Masonry fireplaces are built on site and need a proper foundation. Gas fireplaces vent through a wall or roof and need a gas supply. Electric units need only power and suit almost any wall.

Our gas and electric installation pages cover those units in detail. Here we focus on the planning every install shares.

Clearances, hearth and framing

Every fireplace has clearances to combustible materials, the wood framing, mantels and trim around it. Factory-built units list theirs in the installation manual; masonry fireplaces follow the Florida Building Code. The hearth extension in front of a wood-burning opening has to be noncombustible and large enough to protect the floor.

We plan the framing and hearth before the unit arrives, so the finished wall meets the listing rather than being adjusted afterwards.

Venting and the roof

A wood fireplace needs a chimney that runs high enough above the roof to draw well and keep sparks off it. A direct-vent gas unit can often vent through an outside wall. The route affects the look, the cost and what is involved on the roof, so we settle it early.

On a replacement, we check whether the existing chimney can serve the new unit or needs new listed sections.

Permits and inspection

New fireplaces and many replacements need a building permit and an inspection by the local building department. We check what applies, plan for it and schedule the work around the inspection.

When the install is done, we walk you through how to use the fireplace and what maintenance it needs.

Questions Homeowners Ask Us

How much does fireplace installation cost?

The type of unit sets the scale of the job. The vent or chimney route, the framing and finish, and any permit and inspection come next. An electric unit on an existing wall is the smallest install, while a new masonry fireplace with a chimney is the largest one we quote.

Can a fireplace be on the second floor?

Yes. Factory-built wood, direct-vent gas and electric fireplaces are installed on upper floors regularly, using framing and venting that suit the unit's listing. A masonry fireplace on a second floor is harder, because of its weight and the foundation it needs; the installation manual and the building code set the details.

How are fireplaces built?

A masonry fireplace is built from the foundation up. It has a hearth slab, a firebox of firebrick, a damper, a smoke chamber and a chimney with a liner. A factory-built fireplace is a listed metal unit set into a framed wall, and both follow clearance rules from the code or the listing.

What is a zero clearance fireplace?

A zero clearance fireplace is a factory-built unit that can be framed in close to wood studs. The maker builds in insulated panels and an air gap around the firebox; the listing still sets clearances to the mantel and trim before the first fire.

How does a fireplace chimney work?

A chimney works by draft. Hot gases rise up the flue because they are lighter than the cooler air outside, pulling fresh air into the fire and smoke out of the room. A warm, correctly sized flue that runs high enough above the roof draws best.

Do I need a fireplace screen?

A wood-burning fireplace should have one. A screen or glass doors stop sparks and rolling logs from reaching the floor beyond the hearth; many newer gas units ship with a safety barrier in front of the hot glass, so check the manual for your unit before the first fire.
