How chimney flashing is supposed to work
Good flashing is two layers. Step flashing is a series of L-shaped pieces woven in with each course of shingles along the sides of the chimney. Counter flashing hangs over the top of the step flashing and is let into a groove cut into a mortar joint, so water running down the brick is carried out over the roofing instead of behind it.
The front of the chimney gets an apron piece, and the back, where water runs down the roof toward the stack, gets a back pan or a cricket on wider chimneys. Each piece overlaps the next like shingles do.
Why caulk is not a repair
A common shortcut on a leaking chimney is a bead of caulk or a band of roofing tar where flashing should be. Sealant works for a season or two, then sun and heat crack it and water gets in behind. Each new layer hides the problem without fixing it.
We remove the old sealant and rebuild the joint with metal so the roof depends on overlapping pieces, with sealant only where the counter flashing meets the brick.
Shingle, tile and metal roofs
Shingle roofs take the classic step and counter flashing detail. Concrete and clay tile roofs need a different approach, often a pan and a formed or lead-type flashing shaped over the tile profile. Metal roofs need flashing that matches the panel ribs and moves with the metal.
We look at the roof covering before quoting so the price reflects the real detail. If your roof is due for replacement soon, we will tell you; it often makes sense to reflash the chimney when the new roof goes on.
Flashing or something else
A stain beside the chimney is not always flashing. A cracked crown, a missing cap or porous brick can send water down inside the masonry until it comes out at the roof line. We check those parts too, so you are not paying for new flashing while the real entry point stays open.
Our leak repair page explains how we track a leak to its source when the cause is not obvious.

Questions Homeowners Ask Us
Who repairs chimney flashing?
Both roofers and chimney companies repair chimney flashing, and the best results come from someone who works on both sides of the joint. Counter flashing has to be cut into the masonry, which is chimney work. Our crew handles the brick and the metal together and leaves the shingles or tile sealed around the new pieces.
How long does chimney flashing last?
Metal flashing that was installed correctly usually lasts as long as the roof around it. The sealant along the counter flashing wears out sooner, especially in hot sun, and needs attention every several years; flashing that relies only on caulk or tar fails fastest, often within a couple of seasons.
Should chimney flashing be caulked?
Caulk has a small job in chimney flashing: sealing the top edge where the counter flashing meets its groove in the brick. Caulk should not replace metal. A joint held together only with sealant cracks under sun and heat, and water then runs behind it. Proper flashing sheds water with overlapping metal first.
Does chimney flashing go under the shingles?
Step flashing does go under the shingles, one piece woven in with each course along the sides of the chimney. Counter flashing then laps over the step flashing from the brick side; that overlap means water running down the roof and down the chimney both end up on top of the shingles, not under them.
Should chimney flashing be replaced with a new roof?
Usually, yes. The old step flashing is woven into shingles that are being torn off anyway. Reusing bent or rusted metal under a fresh roof invites a leak at the one spot the new roof cannot protect. Plan the chimney work first, before the roofers arrive.
What is chimney counter flashing?
Counter flashing is the metal that hangs down the side of the chimney and overlaps the step flashing below it. The top edge is bent into a groove cut into a mortar joint, then sealed; counter flashing keeps water that runs down the brick from getting behind the step flashing and into the roof.
