Why chimney masonry wears faster
A chimney is the most exposed masonry on a house. It sticks up above the roof with weather on all four sides, gets heated from inside and soaked from outside. Mortar is designed to be the weaker part, so it wears first and protects the brick. When the joints open up, the brick starts taking the water and the damage speeds up.
That is why repointing joints on time heads off much larger brick work later.
Matching the mortar
Mortar that is harder than the brick around it can crack the brick as the wall moves with heat and moisture. We look at the age and type of the existing masonry and choose a mortar that suits it, then match the color as closely as we can so the repair does not stand out.
Older chimneys built with softer lime-based mortar need special care, and modern hard mortars are the wrong choice for them.
Joint repair, brick repair or both
Many chimneys only need tuckpointing: raking out the worn joints and filling them with new mortar. Where brick faces have broken off from water damage, those bricks are cut out and replaced. Most jobs mix the two. Our tuckpointing and brick replacement pages cover each in detail.
A chimney that leans, has cracks running through many courses or has loose brick at the top may need more than repair. Our rebuild page explains when that line is crossed.
Fixing the cause as well
Masonry rarely fails on its own. A cracked crown, missing cap or failed flashing usually let the water in first. Repairing the brick without fixing the water source means doing it again in a few years, so we check the top and the roof joint on every masonry job.
Once the masonry is sound and dry, a breathable water repellent can help it stay that way.

Questions Homeowners Ask Us
Can a chimney leak through the brick?
Brick and mortar are porous, so a chimney can leak straight through the masonry, especially in wind-driven rain. Open mortar joints, cracked brick and spalled faces make it worse. Repointing the joints and replacing damaged brick reduce the leak, and a breathable water repellent can help once the masonry is repaired and dry.
What causes chimney bricks to crumble?
Chimney bricks crumble mostly from water. Moisture that soaks in from a cracked crown, missing cap or open joints breaks down the brick face over time, and salts carried by the water add to the damage; hard mortar can also crack softer brick as the chimney moves with heat and moisture.
What does chimney masonry repair involve?
Chimney masonry repair usually means raking out worn mortar and repointing the joints, cutting out and replacing broken brick, and sealing cracks. The crew matches the mortar to the original masonry, cleans up the work area and checks the crown, cap and flashing so the source of the water is fixed as well.
Should chimney bricks be sealed?
Chimney brick can be treated with a breathable water repellent after the masonry has been repaired and has dried out. The right product lets water vapor escape while keeping rain out; paint and film-forming sealers trap moisture inside the brick and can make spalling worse, so they are the wrong choice for a chimney.
How do you fix crumbling brick on a chimney?
Crumbling brick is fixed by cutting out the damaged units and setting matching replacement brick in fresh mortar. Worn joints around them are repointed at the same time. Then the water source, usually the crown, cap or flashing, needs repair so the new brick does not crumble the same way.
How long does chimney mortar take to cure?
Fresh chimney mortar firms up within a day but keeps gaining strength for several weeks as it cures. The crew keeps it from drying too fast in hot sun, which can weaken the joints; a fireplace can usually be used once the repair has set, and the crew gives you the timing for your job.
