Signs This Job Is Due
Many homes have a factory-built fireplace: a metal firebox lined with refractory panels, venting through a metal chimney inside a framed chase. These units are tested and listed as a system, so repairs have to use the manufacturer's parts. We find the model, source the right panels or sections and fit them to the listing.
- Cracked, crumbling or missing refractory panels
- Warped or rusted metal in the firebox
- Rust or water stains around a factory-built unit
- A rattling or loose cap on the metal chimney
Why listed parts matter
A factory-built fireplace and its chimney are tested together as one system, and the listing only holds when that system's parts are used. A panel or cap that looks similar from another brand can change how heat moves around the unit. NFPA 211 and the Florida Building Code both point back to the manufacturer's instructions for these units.
The model label is usually inside the firebox opening or behind the lower grille.
Common repairs
Refractory panels crack with heat and age. Hairline cracks are often acceptable under the manual; wide cracks, gaps or missing pieces are not. Rust from a leaking chase cover can damage the firebox floor and chimney sections. Screens, doors and the cap on top also wear out.
When a unit is past repair or its parts are no longer made, replacing it is covered on our fireplace installation page.
Water and rust
Most rust inside a prefab unit comes from water above it: a chase cover or storm collar that leaks. We check the top as part of every prefab repair.

Questions Homeowners Ask Us
What is a zero clearance prefab fireplace?
A zero clearance prefab fireplace is a factory-built firebox made to sit close to wood framing. Insulated walls and air spaces in the unit make that possible, but the listing still sets gaps for the mantel and trim. It vents through its own listed metal chimney and cap.
Why is my prefab chimney leaking?
Most prefab chimney leaks start at the top. A rusted or flat chase cover, a loose storm collar, a damaged cap or a failed roof seal where the chase meets the roof lets water in; it then runs down the pipe or into the chase framing, so the repair starts on the roof.
What chimney cap fits a prefab chimney?
Only the cap named in its listing. A prefab chimney takes the cap made by its manufacturer for that chimney model and diameter, since a cap from another system can change draft and clearances. Read the model on the fireplace label first, then the crew orders the matching cap.
Can a prefab chimney be repaired?
Yes. Damaged sections, spacers, caps and storm collars on a prefab chimney can be replaced with the manufacturer's listed parts. When the chimney model is discontinued or badly corroded, the fireplace and chimney may need replacing together; an inspection shows which applies.
